The home moves onto optional Cynosure Care. Same trades, still on call. Looked after for the long term, not just handed over.

Who we are
Built to solve a problem I kept hitting.
I'm Matthew Lynes. Twenty years in construction, split between Northern Ireland and London — from high-end property to cost-effective lets and HMOs.
Running my own trade business here in Northern Ireland, I kept meeting the same two problems. Procuring reliable trades for a build was difficult. Managing a portfolio afterwards was harder still — the same shortage of quality trades, now stretched across maintenance and compliance.
So I set out to solve it myself. Cynosure is one developer that sources its own trades, runs the build, and stays on to care for the property. The problem we kept hitting is the one we now remove for everyone we work with.

Do you only work in Northern Ireland?
Yes — for the foreseeable future. We work where we live, so every property is within reach and the trades who start the job are the ones who return for the Care visit years later.
Can you refurbish a property I already own?
Yes. Alongside our own developments we take on commissioned projects. You bring the property; we cost the works, refurbish it with our own trades, and hand it over certified and ready.
How does costing work — is the price fixed?
We cost the build honestly up front and walk through the budget with you before any work starts. Because the trades are ours, there is no subcontractor margin stacked on top. You see the numbers we see.
What do you mean by “certified”?
At completion you receive the complete Golden Thread of compliance, issued in-house — EICR, EPC, Gas Safety, and Building Control. Every certificate, every time, with nothing left to chase.
Is a Care plan compulsory?
No. Cynosure Care is entirely optional. If you would like the same trades who refurbished the home kept on call for compliance and maintenance, we offer it — but the choice is always yours.
